The problem

Moving in Nigeria is harder
than it should be.

220 million people. One of Africa's largest migration flows. No structured platform to navigate it, until now.

In 7 Nigerian states, over 40% of residents are internal migrants, every one had to figure it out alone.

Exploitation

Fake listings, unverified agents, and landlords who know you're new. Naija Atlas is being built so that no agent reaches a result without passing the published standard first.

Information fog

City knowledge lives in WhatsApp groups and outdated blogs. Naija Atlas is organising it into one place, neighbourhood by neighbourhood, with the date attached to every figure.

Safety blind spots

Security risk and flood zones vary by neighbourhood and change regularly. Naija Atlas surfaces this before you sign, not after.

Safety & intelligence

Know before you commit.
Not after you've signed.

The most costly Nigerian relocation mistakes happen before arrival. Naija Atlas surfaces the right intelligence at the right moment.

How Naija Atlas stays current

A system that watches Nigeria
on your behalf.

Your dashboard updates automatically, you never have to ask if the data is current.

Safety

NEMA incident data and community reports reviewed. Profiles to update when something changes.

Planned

Flood risk

NIMET seasonal data cross-referenced with community reports. Lagos Apr to Jul. Abuja Jul to Sep. PH May to Oct.

Rainy season

Costs

CBN rates and community cost reports checked. Estimates to update when prices shift significantly.

Planned

Task priority

Urgent tasks surface earlier when external conditions change, a flood warning, a policy update, a deadline shift.

Event-triggered

All data is sourced and dated. Safety profiles are authenticated users only, never indexed publicly.

Verification standard

What we will check,

we check anybody.

Finding a bad agent is annoying. Finding a bad hospital is dangerous, so the depth differs by category. This is the standard a provider will have to meet to be listed — not a claim that any of them has.

Healthcare

The deepest tier, because finding a bad agent is annoying and finding a bad hospital is dangerous. Capability, not just registration.

Navigate Nigeria

The regulatory landscape, decoded.

CAC, FIRS, CBN, NIPC. Nigeria's regulatory bodies are not optional, they are the foundation of a legitimate presence here. Understand what applies to you before you land.

Business Registration (CAC)

Every business operating in Nigeria, including diaspora-funded ventures, must be registered with the Corporate Affairs Commission. A valid CAC certificate is required for BOI loans, SMEDAN grants, and any formal banking relationship.

1Reserve your business name on the CAC portal (bizportal.gov.ng)

2Submit memorandum and articles of association

3Pay stamp duty and filing fees

4Receive RC number and incorporation certificate

Standard processing: 5 to 10 working days. Expedited available.

Tax Obligations (FIRS)

The 2025 Nigeria Tax Act introduced significant changes to how returnees and diaspora investors are taxed on foreign-sourced income. If you earn abroad and invest in Nigeria, your obligations are not the same as a resident employee. Know the difference before your first remittance.

1Register for a Tax Identification Number (TIN) at FIRS or any partner bank

2File annual returns even if your income is foreign-sourced

3Understand Pioneer Status Incentives if operating in qualifying sectors

The 2025 Tax Act changed the treatment of diaspora remittances. Verify your obligations with a CITN-registered tax consultant.

Foreign Investment Protection (NIPC)

The Nigerian Investment Promotion Commission provides legal protection for foreign and diaspora investors, including capital repatriation guarantees. NIPC registration is not mandatory but gives you recourse if disputes arise with local partners or government bodies.

1Apply through the One-Stop Investment Centre (OSIC) in Abuja

2Receive NIPC certificate and investor number

3Access Pioneer Status and sector incentives via NIPC portal

NIPC-registered investors can repatriate profits and capital without CBN bottlenecks.

Securities & Financial Regulation (SEC)

If you are investing in Nigerian equities, bonds, REITs, or any capital market instrument, your broker or platform must be SEC-licensed. The 2025 Finance Act introduced new incentives for capital market participation by diaspora investors, including reduced withholding tax on dividends.

1Verify your broker or platform is listed on sec.gov.ng

2Open a CSCS (Central Securities Clearing System) account

3Fund via a domiciliary account for FX-linked returns

Do not use unlicensed investment platforms. SEC has a published blacklist. Verify before sending funds.

Investment Intelligence

Build wealth in Nigeria. From anywhere.

$20.5 billion in diaspora remittances flowed into Nigeria in 2025. A growing share is becoming investment capital, not just consumption. These are the sectors and structures that are working in 2026.

Infrastructure driven

Lekki, Ibeju-Lekki Corridor

The corridor is being shaped by two pieces of public infrastructure: the Lekki Deep Sea Port and the Lagos-Calabar Coastal Highway. That is why it draws diaspora money. What any individual plot or off-plan estate does from here is not something anybody can tell you in advance, and the title is the part that decides whether you own what you paid for.

Regulatory and funding bodies

Naija Atlas is in preview. The bodies, schemes and programmes here are listed because they exist and are relevant, not because SettleEasy has checked them — the verification process is still being built and nothing on this page has been through it. Figures are indicative, carry the date they were gathered, and are not forecasts of what any investment will return. This is not investment advice. Confirm every figure with the body itself and take independent professional advice before committing money.

Money Intelligence

Move money into Nigeria without losing it.

CBN's 2025 forex unification collapsed the official-to-parallel rate gap from 62% to under 5%. How you move money still determines how much arrives. The rates below carry the date they were taken; check the live rate on a provider's own calculator before you send.

CBN 2025 IMTO rule, what changed

1All incoming remittances must now settle in naira through licensed Nigerian banks. You can no longer receive USD directly from abroad via IMTO channels.

2The sending platform converts at the official NFEM rate. Your naira equivalent lands in your Nigerian bank account.

3The official-to-parallel gap is now 3 to 5%, down from 62% in May 2023. The cost of the new rule is far lower than it once would have been.

4For investment capital, use a domiciliary account (USD, GBP, EUR) at a Nigerian bank. This lets you hold foreign currency domestically and convert at a time of your choosing.

Reducing your transfer cost

1Use LemFi or Grey for regular income transfers. Traditional bank wires apply 4 to 8% markups plus $25 to $45 in fees.

2Hold dollars in a domiciliary account for investment capital, not in your sending country. This protects against conversion at the wrong time.

3Batch transfers where possible. Larger amounts benefit more from fee caps. Frequent small transfers compound the cost.

4Do not use parallel market dealers for large transfers. CBN enforcement has increased significantly since 2025.

Rates shown are CBN official as of August 4, 2026. Remittance platform rates vary daily. Always verify the exact rate on the provider's calculator before sending. Naija Atlas is not a financial service and does not earn from remittance referrals.

Neighbourhood Intelligence

Beyond the city. Know your area.

Lagos is not one city. Abuja is not one neighbourhood. Area-level intelligence on infrastructure, security, and cost is the difference between a smooth landing and an expensive lesson.

Naija Atlas is in preview. These area profiles are illustrative, drawn from public sources and community reports, and the ratings stand in for a method the pilot has yet to publish. They are not a safety assessment and should not decide where you live — ask people who live there, and visit if you can. Area profiles for all 18 cities are planned, not available yet.

Schools and Hospitals

Know your options before you arrive.

For families relocating, two questions come before everything else: where will my children go to school, and which hospital do I use in an emergency? These are answered before you land, not after.

These schools and hospitals are examples of what the directory is intended to cover; none has yet been through a SettleEasy check, and being listed here is not a recommendation or a statement about quality. The pilot will publish what gets checked, by whom, and how often, and listings will carry the date they were checked.

Community

Someone who made your move

The hardest questions about a move are the ones only somebody who has already made it can answer: which estate floods, what the landlord actually asked for, how long the paperwork really took. Naija Atlas is being built to match you with that person by city, move type and stage — not with a general forum.

The network is not open yet. Join and you will be matched as people in your city sign up.
